We are a PA-based commercial finance shop. We've spent 20+ years building relationships with family offices, hedge funds, community banks, credit unions, and SBA Preferred Lenders. We close the deals the local bank walks away from — and the Lehigh Valley is full of those right now.
The Valley has been one of the most active construction and manufacturing corridors in the Northeast for the last five years. Warehouses up and down Route 33. Custom builds going in around Saucon Valley and Nazareth. Second- and third-gen family manufacturers expanding off the old Mack and Bethlehem Steel supply chain. And yet every week, I hear from operators in Allentown, Bethlehem, Easton, Emmaus, and Macungie who got a "no" from their bank on a deal that should have been a layup.

1. GROUND-UP CONSTRUCTION — Spec warehouse, distribution center, mixed-use, infill, industrial. We just closed a $211M mixed-use construction loan and a $6M bridge on a 47-unit historic conversion (with a title defect — we worked around it). Private capital = flexible draws.
2. CUSTOM HOME BUILDERS — One $2M custom in Saucon Valley or twenty spec homes off Route 248 in Nazareth, we fund acquisition + construction in one bridge. Recent: $11M for a 10,200 sf high-end build. Close in 2 weeks.
3. MANUFACTURERS — Fabrication, food & beverage, medical, plastics, metal, machine shops, distribution. Working capital, inventory lines, equipment, real estate, partner buyout, refi. Recent: $14.5M inventory + working capital line for a window manufacturer. SBA 504 / 7(a) PLP-direct, near 100% pull-through, 0% default.
4. ASSET-BACKED COLLATERAL — Strong industrial real estate, equipment, AR, or inventory but complicated returns, DSCR, or credit? Projection-based and cross-collateralized bridges. Recent: $3.4M bridge cross-collateralized against $26.6M of real estate, 14 days. Or $5M DIP that restarted a $43M project out of Chapter 11.
