Join our growing property management team as a Property Maintenance Contractor / General Maintenance Laborer and become an important part of keeping residential rental properties safe, clean, functional, and rent-ready. This hands-on role is ideal for someone who is a true jack-of-all-trades and enjoys a variety of work each day. You will assist with maintenance calls, apartment turnovers, small repairs, cleanouts, painting, and general property upkeep across multiple rental properties. We are looking for someone dependable, motivated, and experienced who can work independently, communicate clearly, and take pride in quality work.
Duties
Complete general maintenance and repair work at residential rental properties.
Handle basic plumbing repairs such as faucets, toilets, leaks, drains, shower valves, hose bibs, and minor water-line issues.
Perform basic electrical repairs such as outlets, switches, GFCIs, light fixtures, smoke detectors, and troubleshooting.
Repair drywall, patch holes, spackle, sand, caulk, paint, and complete trim repairs.
Repair doors, locks, hinges, windows, cabinets, flooring, railings, stairs, porches, and common-area items.
Assist with apartment turnovers, including cleanouts, repairs, painting, flooring, fixture replacement, and making units rent-ready.
Respond to tenant maintenance requests professionally and complete work in occupied units when needed.
Take photos, provide updates, and document completed work.
Pick up materials when needed and transport tools/materials to job sites.
Complete exterior property maintenance such as yard cleanup, debris removal, gutter cleaning, fence repair, minor roof/leak investigation, and seasonal maintenance.
Maintain a clean and safe work area and communicate when additional repairs, materials, or access are needed.
Experience
Prior experience in residential maintenance, property maintenance, handyman work, construction, remodeling, or rental property repairs is preferred.
Must be comfortable handling a wide variety of repair tasks and troubleshooting issues independently.
Basic plumbing, electrical, drywall, painting, carpentry, flooring, doors/locks, and general repair experience is highly preferred.
Must have your own tools and a reliable vehicle capable of transporting tools and materials.
Must be dependable, organized, and able to manage daily work without constant supervision.
Must be able to communicate by phone/text and provide photos of completed work.
Must be comfortable working in occupied rental units and treating tenants respectfully.
Must be physically able to lift materials, climb stairs/ladders, work in basements, and complete hands-on maintenance work.
